DMII HOUSE PAINTING AND DEFINITIONS

Structures include, but are not limited to, living quarters, garages, carports, fences, trash can quarters, ramadas and sheds.

Coatings may include paint, varnish, lacquer, stains or other finishes used to create a protective or decorative layer.

Paint is a coating including a resin, a solvent, additives, pigments and, in some products, a diluent.

Trim is woodwork that frames or decorates doors and windows, including molding, eaves, soffits, window dressing, gates, and fascia.

Accent – is the special architectural details that tmake a home unique, duch ad shutters doors or carved wood.

Clarifications:      Only the recoating with the same color may proceed without permission.

1.      Structures contracted to be coated after the new bylaw article has taken effect will be subject to the bylaw article, while coating colors appearing on structures prior to this time will be grandfathered.  Recoating of any part of a structure, after this article has taken effect, will be subject to the article unless the same color is used for the recoating.

2.      Permission for all coating color changes on any structures needs to be obtained in advance of the repainting.  Color selections for recoating with a different color can be made with the assistance of the Architectural Committee.  Color samples may be borrowed for a reasonable time from this committee to aid in the final selection of the new color.  For a quick response bring a paint sample to the Architecture Committee.

3.      A maximum of three approved colors is allowed for coating of all structures on a lot two of which may be used for the trim and accent and one single color used for the walls.

4.      One single color for both house and trim is acceptable.

5.      After making the final selection of the color(s), a form must be filled out to request approval for the color change.

6.      The selection of a particular luster (flat egg shell, semi-gloss or gloss) for the coat is not subject to obtaining permission.

7.      Approved or disapproved color requests will be brought/mailed to the requesting homeowner.   A Disapproval may be disputed at the Board of Directors level.

8.      Color specifications are derived from a color chart which any paint store can scan and duplicate. Coatings to match the approved color can be made, or ordered “sis”, by submitting a color chip to any coating supplier.

Selections made outside the Architectural Committee’s “ Book of Approved Colors” must be approved separately by supplying the Architectural Committee paint chips from a paint supplier.
